3. Joint Equity Illustrations are an indication only.

Illustrations generated through the Joint Equity Partners Area are as accurate as possible, even though they are only intended to provide you with an indication of your likely costs and savings if you buy a property through The Joint Equity Scheme. However, the figures shown may change slightly between your initial illustration and a mortgage offer.

If you decide to buy a property through The Joint Equity Scheme, and make a mortgage application, you will be provided with a Key Facts Document by your Mortgage Broker. This is an accurate demonstration of mortgage costs, and so you will be able to make your final decision with all the information at hand.

4. Joint Equity is not regulated by the FSA (Financial Services Authority).

The Financial Services Authority (FSA) is the body which authorises and regulates businesses and individuals that advise on and sell certain financial products, for example, insurance and mortgages. The Joint Equity scheme does not fit within any FSA-regulated activity and so Joint Equity Ltd is not authorised to carry out any regulated activities by the FSA. In addition, it is not possible for Joint Equity Ltd to apply for “voluntary” authorisation because the Joint Equity scheme falls outside those activities that are regulated by the FSA. To maintain our open approach, and for the avoidance of any doubt, we would like to make it very clear to you that:

1. Joint Equity Ltd is an introducer in relation to mortgages, not a mortgage arranger or adviser – mortgage advice will be provided to you by one of our panel of FSA-regulated mortgage advisers;
2. There are no cross shareholdings between Joint Equity Ltd and any of the mortgage advisers that it deals with; and
